A Northern Virginia mixed-use developer needed a single security platform that could serve retail tenants, office occupants, and residential units from one credential system.
The challenge: three distinct tenant populations (retail, office, residential) with different access needs, different operating hours, and different security requirements — all in a single development that shared a parking structure, common lobby, and amenity floors.
Kastle delivered unified access and video surveillance during construction, configuring credential templates for each tenant type before the first occupant arrived. Construction-phase temporary credentials for contractors were tied to active scope periods and expired automatically.
Post-occupancy, retail tenants manage their own access zones from a tenant portal. Office tenants integrate with their existing HR systems for automated provisioning. Residential units use mobile credentials via Apple and Google Wallet. All three populations share one physical infrastructure and one monitoring relationship with Kastle's SOC.
The platform scaled from the construction phase through full occupancy without a platform change — eliminating the disruptive 'rip and replace' that typically accompanies a mixed-use property's transition from development to operations.
